Knowledge Realty Trust reported a 15% year-on-year increase in revenue and net operating income for the first quarter of fiscal year 2027 [1], [2].
The results signal a period of expansion for the India-based trust, which is listed on the Bombay Stock Exchange. The company's ability to scale its income while increasing occupancy suggests a strengthening position in the regional real estate market.
CEO Shirish Godbole said the company "saw 15% growth in revenue & income" during the quarter. This financial lift was driven by a combination of active leasing efforts and higher rental rates across the portfolio. These strategic moves helped push the portfolio occupancy rate to 93% [3].
Management plans to maintain this momentum through the remainder of the fiscal year. The strategy focuses on continuing to raise rental rates, and further increasing occupancy levels to maximize the utility of existing assets.
Beyond organic growth, the company is eyeing external expansion. Godbole said the trust "will definitely have some inorganic addition in FY27," indicating that the company is actively seeking acquisitions to grow its footprint.
This approach to growth combines immediate operational improvements with long-term asset accumulation. By focusing on both the efficiency of current properties and the acquisition of new ones, the trust aims to diversify its holdings and increase its overall market value.
“Saw 15% growth in revenue & income”
The simultaneous rise in occupancy and rental rates indicates that Knowledge Realty Trust is operating in a high-demand environment where it possesses significant pricing power. The shift toward inorganic growth suggests the company has sufficient capital or credit capacity to pursue acquisitions, moving from a phase of stabilization to a phase of aggressive expansion in the Indian real estate sector.
